Your safeguards
Ownership, checks and risks
Who owns what, what is checked before an opportunity reaches you, where your money goes, and the risks, in plain English.
Who owns what
The land is yours from day one
You buy the land personally or through your own company, and it is registered to you. The developer builds on it under the exchange agreement, and the homes allocated to you are transferred to you.
Own the land
Bought personally or through your company, and registered to you from day one.
Funds and builds
Under a land-for-property exchange (antiparochi), the developer funds the permits and construction.
Your homes
An agreed allocation of finished homes, delivered to you on completion.
What is checked
Checked by our team, then by your own lawyer
Our team completes the searches, planning checks and feasibility before an opportunity is offered. Your purchase, the agreements and your tax route are then completed with your own independent lawyer and adviser before you sign.
- Title and encumbrance searchThe land's title, boundaries, access, and any mortgages or other charges.
- Planning and feasibilityPlanning zone, building density and a feasibility study for the proposed scheme.
- Independent valuationThe land and the proposed homes valued by a licensed valuer.
- The developerTrack record, capacity and the developer's obligations under the agreement.
- The exchange agreementYour allocation, specification, programme, guarantees and remedies, reviewed by your lawyer.
- Registration at the Land RegistryContracts and agreements deposited, so your rights are protected.
- Tax and ownership routePersonal or company ownership, VAT and future tax confirmed with your adviser.
- Your exitWhether you keep, sell or rent each home, agreed at the start.
During the build
Milestones you can see
Title deeds for new homes in Cyprus can take years, and many buyers have been caught out by charges on land they believed was theirs. Your exchange agreement should deal with this directly.
- A building permit before construction starts
- Progress reports with photographs, and site visits on request
- A certificate of final approval at completion
- A clear route and timetable for the title deeds of your homes
- No lender's charge placed on your land without your written consent
Where your money goes
Into your land, and our disclosed fee
Your capital buys your land, paid through the conveyancing process with your own lawyer, plus our management fee, invoiced separately. It is never pooled with other investors' money.
The developer funds the construction. Our management fee is 1% of the land price, or a flat €50,000 on projects under €5m, set out in writing before you commit. A 5% selling fee applies only to homes sold through an agent.
The risks, in plain English
Asset backing reduces risk. It does not remove it.
Serious investors expect to see the risks. These are the main ones, and how each is managed.
| Risk | What it means | How it is managed |
|---|---|---|
| Planning and permits | The permit is refused, delayed or changed. | Feasibility before purchase; timing and remedies in the agreement; the land remains yours. |
| Construction and delay | The build takes longer or costs more. | Developer-funded build at an agreed rate; programme, milestones and remedies in the agreement. |
| The developer | The developer fails to perform. | A developer with a long delivery record; obligations, guarantees and default remedies. |
| Market and prices | Homes sell for less, or more slowly, than illustrated. | Illustrations based on current values with no price growth assumed; you choose to keep, sell or rent. |
| Title deeds | Separate title deeds can take years in Cyprus. | Deposited contracts protect your rights; the route to title agreed at the start. |
| Liquidity | Land and homes cannot be sold instantly. | A planned exit and a managed sales process; plan to stay invested for the full programme. |
| Currency, tax and law | Exchange rates, tax rules or laws change. | Your own tax adviser; our guides are dated and kept up to date. |
Your capital is at risk. Figures we show are illustrations, not guarantees.
